Home › Buyer Guides › Housing Loan Interest Rates in the Philippines Explained
The four terms you need to know
- Fixed (pricing) period: how long your rate is locked, for example 1, 3, 5, or 10 years.
- Repricing: when the fixed period ends, the lender sets a new rate based on its current rates. You then choose a new fixed period.
- Loan term: the total years to pay, up to 30 with Pag-IBIG and commonly 15 to 25 with banks. The term is separate from the fixed period.
- Effective cost: the rate plus fees and insurance. Two loans with the same rate can cost different amounts.
Where rates stand in 2026
Pag-IBIG Fund
Pag-IBIG extended its promo rates in 2026 and raised its maximum loan to ₱10 million:
- 3% for socialized housing under the government's 4PH program. For example, a ₱950,000 home at 3% costs about ₱4,005 a month over 30 years.
- 4.5% for loans above the socialized level up to ₱4.9 million
- 5.75% for loans above ₱4.9 million
Outside promos, Pag-IBIG's regular rates go up with the length of the fixed period, reaching 9.75% at the longest fix. Promos have cut-off dates, so confirm with the branch.
Banks
Bank rates follow the Bangko Sentral ng Pilipinas (BSP) policy rate and each bank's cost of funds. Indicative bank home loan rates reported in Q3 2026 were about 6.25% to 7.75% for a 1-year fix and 7.25% to 8.75% for a 5-year fix. Always ask for the bank's current published rate on your exact loan amount.
Short vs. long fixed periods
| Short fix (1 to 3 years) | Long fix (5 to 10+ years) | |
|---|---|---|
| Starting rate | Lower | Higher |
| Payment certainty | Low: reprices soon | High |
| Best when | Rates are expected to fall, or you plan to pay down the loan early | Your budget is tight and can't absorb an increase |
What repricing can do to your payment
Take a ₱2,250,000 loan over 30 years at 4.5%: the payment is about ₱11,400. After three years the balance is about ₱2,136,000. If the rate resets then:
- to 6.5%, the new payment is about ₱14,003 (+23%)
- to 7.5%, the new payment is about ₱15,395 (+35%)
A simple test before you sign: can your household still pay comfortably if the rate rises 2 to 3 percentage points at the first repricing? If not, choose a longer fixed period, a smaller loan, or a bigger downpayment.
Ways to get a better effective rate
- Apply during a promo window, such as Pag-IBIG's 2026 rates.
- Make a bigger downpayment. Some banks price lower-LTV loans better.
- Bundle with your payroll or deposit bank, which may give rate discounts or waived fees.
- Keep a clean credit record. It affects bank approval and pricing.
- At each repricing, compare offers. Refinancing to another lender is possible, but count the fees.
Frequently asked questions
What is the current Pag-IBIG housing loan interest rate?
For 2026, Pag-IBIG promo rates are 3% for socialized housing, 4.5% for loans up to ₱4.9 million, and 5.75% for loans above ₱4.9 million. Confirm the promo's validity and fixed period with Pag-IBIG.
Is the lowest rate automatically the best loan?
No. Compare the fixed period, how repricing works, fees, insurance, and prepayment penalties. A low one-year teaser can cost more over time than a slightly higher five-year fix.
Why does my monthly payment change after a few years?
Your rate was fixed only for the pricing period you chose. At repricing, the lender applies its current rate to your remaining balance, so the payment can go up or down.
Does the BSP rate affect my housing loan?
Indirectly, yes. Bank rates tend to follow the BSP policy rate, which affects the rate you get at application and at each repricing. Pag-IBIG sets its own rates, but they also respond to market conditions.
